The simple tricks that can persuade buyers to offer THOUSANDS more for your home

In a competitive property market, sellers want to ensure they do everything possible to get a quick offer and meet the asking price, if not exceed it.

Now experts, who sell luxury properties, have revealed the simple tricks that can add value and ensure a quick offer.

There are a few relatively small things home-owners can do to prepare their house for sale, which can make a big difference to both the asking price and the time it takes to receive an offer,

Here we reveal the ten tweaks that sellers can make to the interior and exterior of their homes to boost profitability:

1. REMOVE THE TV

Try and make the space feel as open and large as possible. Consider removing bulky furniture that makes your space feel small.

Another tip is to remove your television completely, for less visual distraction.

2. HANG FRESH TOWELS

To make a bathroom and kitchen more appealing, repair leaks or any plumbing issues, and remove lime-scale build up.

Replace any broken tiles or re-tile, and refresh the grout between tiles to make it look really clean and fresh. Hanging up fresh towels is also another key tip.

3. TIGHTEN DOOR KNOBS

Create a good first impression by re-painting your front door. Make sure all door knobs and door handles are secure and tightened, to give the idea of a solid quality home.

4. PINCH YOUR PILLOWS

Use the interior designer technique of pinching and karate chopping your pillows, to make them look comfortable and luxurious.

Stick to neutral bed sheets and a plump duvet to make the room appear cosy and inviting.

5. CREATE A HOSPITABLE FEELING

Make the entrance as welcoming as possible to create a hospitable feeling from the start.

Take away any clutter such as pushchairs, shoes and coats so it is easy to walk through and feels spacious.

6. CREATE A BLANK CANVAS

If possible, repaint all rooms in neutral shades, to create a blank canvas for prospective buyers.

You should also deep clean your entire property. This can include removing scuffs from woodwork and a deep clean of carpets to ensure there are no stains.

7. REPLACE THE LIGHT BULBS

Lighting is something most potential buyers want an abundance of, so replace your light bulbs with modern, brighter ones, and also clean your windows inside and out; you’ll be surprised at how much light dirty windows can block out!

8. PAINT A PICTURE

Encourage buyers to see themselves living there by adding tables and chairs to balconies or outdoor spaces.

Tidy any outdoor spaces by mowing, trimming hedges and power hosing patio. To give a splash of colour, add bedding plants in baskets or tubs to dress your garden.

9. LIMIT PERSONAL PHOTOS

De-clutter your space including Kitchen surfaces, without de-personalising the space too much. Keep out Tea and Coffee pots but number the amount of personal photographs on display.

Styling your countertops with fresh flowers or colourful fruit is also another great way to make your home seem inviting.

10. FILL YOUR HOME WITH FRESH SCENT

How your house smells is really important. Try and remove any bad odours by washing your bins and cleaning carpets.

After removing odours from your home, fill your space with simple, clean and fresh scents e.g candle or diffuser – don’t try to mask smells.
