Selling your House – Where to start?

Most sellers have an idea of what their property is worth. Our aim is to listen to your requirements and provide a service to suit your needs. Presenting your Property

First impressions count, making the presentation of your property critical to a successful sale. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger.

Accompanied viewings & Marketing

Our team of property  consultants will arrange to take photographs, produce floorplans and write comprehensive property descriptions. We also have a bespoke website and social media channels that attracts unique visitors every day and showcase your property to its full potential. Rightmove and Zoopla are also key to generating interest on a daily basis. We have Professional signboards to promote your property 24/7 along with an Email and SMS alert service to potential buyers. We also provide an accompanied viewing service if required.

Receiving an offer

As soon as an offer is received we will notify you both verbally and in writing.

Once you have received an offer, Any special conditions of the offer will also be stated in writing and we will check the buyer’s ability to proceed to help you make a decision you are conformable with, don’t feel pressured and negotiate if the offer doesn’t meet your financial requirements

Offer Accepted & Conveyancing process

Once you accept an offer we will do the following:

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor’s details
  • Your solicitor will send out a draft contract to the buyer’s solicitor who will then carry out preliminary enquiries.
  • Instruct your solicitor. Sign and return the client care letter, proof of your identity and detail of your current mortgage (if applicable).

Complete a fixture and fittings form, property information form and a leasehold property information form; return them with any building work guarantees you have or Planning Permission or Building Consent you’ve been granted.

Your solicitor will obtain title deeds, land registry copies and any leasehold documents if applicable. They will also prepare the draft contract and send it to the purchasers in a contract pack.

Your purchasers solicitor may raise queries with regards to the contract pack and your solicitor will answer these and also chase to confirm that your buyers mortgage application has been approved.

Your solicitor will obtain a settlement figure from your current lender.

Exchange

Once both parties are happy an exchange and completion date will be set and this will be written into the contract. Your solicitor will then send you a copy of the contract and transfer deed which you must check, sign and return.

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker’s draft by the buyer’s solicitor to your solicitor. We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are no legal obligations until contracts are signed.

Completion

Completion is when the residual monies (usually 90%) are transferred from the buyer’s solicitor to your solicitor’s account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
