In an article by the NLA (National Landlords Association) families are now taking up a higher percentage of rental homes than any other audience. This has created a huge change in the sector in comparison to the market a few years ago, which means a change of tact needs to be taken by property agents and landlords in order to attract a different audience to the current they tend to target. An article by Rentman.co.uk (2016) states ‘One of the main reasons that renting has become a more common place to find families is that the landlords have made the effort in recent years to improve their offering and encourage people to see rented accommodation as a home rather than a demographic. Most landlords want a steady, extended tenancy period and this is something they can get from families’.

With that in mind we decided to write this month’s blog for landlords, to give you all some tips on how to effectively market your property to families within the North East. Landlords and agents need to ensure that their property portfolio has all aspects of what a family is looking for. Marketing your property in the correct way to attract this particular audience is crucial.

Here are some elements of what we think are the decision makers for families looking for that perfect rental property.

Area

Schools and area is one of the most important things to families when looking for a place to live. Schools in particular for families with children are one of the first things they want to know about. It is essential in your marketing messages to list the local primary and secondary schools that are within a couple of mile radius of the property. It might also be an idea to talk about the success of the schools to give the families peace of mind they are locating to the right area for them.

Outside Space

As we all know talking about the space inside the house is an important element to marketing your property, however the local neighbourhood, garden or outside space is just as important when marketing to families. Are there children in surrounding houses that their kids can be friends with? Is there a football pitch near by or a local park? These are all elements that should be pointed out both on the viewing of the property and in the online advert. It could be the deal breaker for a family whether they go ahead with the rental.

Rooms

Does your property have 2,3 or 4 large bedrooms? If so fantastic, something families are always looking for is space, however it might be an idea to add an extra slant on the way you market this space in your property.
